I purchased one at Costco. It cost $900, Epic,but very well built and sturdy. It has a 3 hp motor, 12% incline, and 12mph speed max. Costco also has an excellent return policy, but inquire with them first. Anything with a 2.5 horsepower motor, 10% incline minimum, and large belt to run on will do. It sounds like you will not use it to get hard workouts on, so anything in the $450 price and up should do. Check out the brand ProForm, they seem to be good from what I hear. Try to stay away from the ones with TV's, radios, fans, and all the bells and whistles on them, because they are usually less quality built internally. Good luck.

Smooth makes THE best treadmills, and can be bought freight free from their web site.
Prices start at $1,000. Mine is model number 6.25 and costs $1,500.00. Tell them you will buy it IF they throw in the heart monitor and they will ship it or free.
